These terms govern the provision of architectural design services by Yorkshire Property Design Services (“YPDS”). By accepting a quotation or using the YPDS client portal, you agree to these terms.

1. Our Services
YPDS provides architectural drawing and planning services to clients in North Leeds and surrounding areas. Services are delivered in stages as set out in your individual quotation. We do not cover outside North Leeds and the surrounding area.
2. Free Consultation
An initial consultation is provided free of charge to homeowners only. Prospective purchasers, developers, and commercial clients are charged at £50 per hour plus reasonable travel expenses.
3. Quotations
Quotations are valid for 30 days. A quotation covers the agreed scope only. Work outside that scope — additional surveys, design changes after a stage is complete, or third-party liaison not included — will be charged additionally at our current hourly rate.
4. Payment
An invoice is issued with each set of drawings or deliverables. Payment is required before the next stage begins. Drawings are released via the client portal once the relevant invoice is paid. Payment is by bank transfer to the account details on each invoice. Overdue invoices may incur a late payment charge under the Late Payment of Commercial Debts (Interest) Act 1998.
5. Revisions
Each stage includes up to three sets of client revisions. Additional revision sets and out-of-scope work are charged at £50 per hour. We will notify you before proceeding with chargeable additional work.
6. Planning Applications
Where we submit a planning application on your behalf, local authority fees are paid directly by you to the council and are not included in our fees. We cannot guarantee planning permission will be granted. Work required as a result of planning conditions or refusals will be quoted separately.
7. Intellectual Property
All drawings and documents remain our intellectual property until all invoices are paid in full. Upon full payment, you are granted a licence to use the drawings for the specific project and property only.
8. Cancellation
You may cancel at any time in writing. You will be invoiced for work completed to that date. We may suspend work if invoices remain unpaid after 14 days without reasonable explanation.
9. Liability
Our liability is limited to the total fees paid for the stage in which any error occurred. We are not liable for consequential losses arising from planning decisions, third-party actions, or matters outside our control. We carry professional indemnity insurance.
10. Data and Privacy
We process your personal data in accordance with our Privacy Policy, which forms part of these terms.
11. Governing Law
These terms are governed by the laws of England and Wales.
12. Changes to These Terms
The current version will always be published at this page. Continued use of our services following any update constitutes acceptance of the revised terms.
