A loft conversion is one of the most cost-effective ways to add a bedroom, home office, or bathroom to your Leeds home. But not all loft conversions are equal — the right type depends on your roof structure, head height, and budget. Here’s a complete guide to your options.

Velux / Rooflight Conversions

The simplest and most affordable option: Velux (rooflight) conversions involve installing skylight windows into your existing roof slope without altering the roofline. This works when your existing loft has sufficient head height — typically 2.3 metres from floor to ridge.

Because the roofline doesn’t change, Velux conversions usually fall within Permitted Development rights and don’t require planning permission in Leeds. They’re also the quickest to complete, typically 4–6 weeks on site.

Dormer Conversions

Hip-to-Gable Conversions

If your home has a hipped roof (the roof slopes on all four sides), a hip-to-gable conversion replaces the sloped hip with a vertical gable wall, dramatically increasing usable floor space. This type is particularly common on 1930s semi-detached properties in suburbs like Alwoodley, Moortown, and Roundhay.

Hip-to-gable conversions almost always need planning permission as they significantly alter the roof shape. However, Leeds City Council is generally supportive of these projects in residential areas.

Mansard Conversions

Mansard conversions involve completely restructuring the roof to create near-vertical rear walls and a flat or very shallow roof pitch. They offer the most floor space of any loft conversion type and are common in dense urban areas where maximum space gain is the priority.

Mansard conversions always require full planning permission and are more complex to build, making them the most expensive option. They’re typically used on mid-terraced properties where a dormer can’t be as wide, or on properties where maximum bedroom space is needed.

Do You Need Planning Permission for a Loft Conversion in Leeds?

It depends on the type. Velux-only and rear dormers (within PD limits) usually don’t need it. Hip-to-gable, mansard, front dormers, and any works to a listed building or in a conservation area require a planning application to Leeds City Council.
